Client requested an accessory dwelling unit as well as a remodeled garrage
This project is located in a historical district* which required special requirements as well as special appeals. This site had two major, initial, challenges lot coverage as well as permitted buildings on a site. The solution was to convert the storage shed into an ADU with a loft and remodel the 2-car garage to include an attic space to house the lost storage space. Once that issue had been resolved we then proceeded to meet the CBC** standards as well as the historical society in maintaining the same appearance. Being in a historical district, demolition of the shed was not permitted which only allowed us to build out toward the yard or vertically. Due to site limitations, the decision to build vertical was made. To adhere to the CBC** building on top of the property line is permitted with special conditions. Since the shed exists it caused extensive research as well as creative thinking to waterproof the new and existing walls as well as create a structurally sound connection.
